At UrbanCocoon, we provide nicely furnished apartments in Berlin for people who want to settle down in our amazing City.
We bring pride and passion to the service we provide to our “Cocooners”, as well to the renovation and interior design of our properties.
Our apartments are located in trendy “Kiez” – little Berlin neighbourhoods. By carefully decorating our apartments, picking out nice furniture, and useful equipment, Cocooners like you can live in apartments full of character.

BOOKING A COCOON
ENSURING TRUST
We want our Cocooners to feel trust: your busy life being what it is, you have to book a furnished apartment in Berlin almost sight unseen. Internet pictures only take you so far. Then you will inevitably be asked to transfer some money in order to book your apartment. Is all of this safe?
With UrbanCocoon, yes!

We manage the apartments ourselves, furnish them ourselves, and maintain them ourselves.
Because that’s how we can best take care of our Cocooners.
UrbanCocoon is staffed by serviced real estate professionals. We are an established German company. That entails a high and legally binding level of responsibility towards our customers.
More importantly, our reputation relies on the quality of our apartments and our service. Satisfying you is our first and biggest goal.
A quality service means quality equipment: a washing machine, TV, dishwasher, excellent internet and TV connection, carefully-chosen furniture created by renowned designers and young local rising stars.
TRUE PHOTOS
Our photos correspond to reality and give a fair feeling of the apartment. When a Cocoon becomes available, we add a floor plan of the apartment and some pictures of the neighbourhood.
TRANSPARENT PRICING
A transparent pricing policy:
We tell you what you pay for, and explain why.
As we are the landlord, there is no intermediary and no commission to be paid to anybody.
So no surprises.
Our minimal stay needs to be longer than 6 months.
With the first month’s payment, we charge 50€ for the cleaning fee for when you will leave the apartment.
DEPOSIT
Fair management of your deposit:
The deposit for your apartment needs to be paid in order to make the reservation. This is not the first month’s rent.
It covers any damages or loss incurred during your stay. A list of items indicates the amount to be paid should an item need replacing.
The deposit is placed in a special account at our bank, the Berliner Volksbank.
At the end of your stay, we promptly return your deposit.
YOUR APPLICATION
Once we have checked your background and occupation, spoken with you about your projects in Berlin, we will give you an answer very quickly
CONTRACT
We will sign a rental contract once you have made the booking. This rental contract will be in accordance with and provide the full protection of German law, and will be written in both in English and German.
SERVICES
If you need we can provide you some cleaning services during your stay.
We provide you all necessary documents in order to register with the city of Berlin. Your name will be on the doorbell and postbox. Should you require a more comprehensive support on your registration, we will be happy to put you in contact with a very efficient relocation agency, with whom we have been actively working with (www.move2berlin.de).

HOUSE RULES
If you book this apartment, the following rules apply:
If your starting date of booking is between the 1st to the 15th of the month, the full month rent is due. If your starting date of booking is between the 16th and the last day of the month, the second half month rent is due. If your end date of booking is between the 1st to the 15th of the month, the first half month rent is due. If your end date of booking is between the 16th and the last day of the month, the second half month rent is due. No smoking apartment.
Please Note: For rooms in shared apartments, the rental deposit will be two months’ rent instead of one for studios. Rental periods are above six months,. Should you wish to book for 12 months or more, please contact us before hand.
